Acceptable Use Policy

Restage makes it easy to change how a property looks in a photograph. That is useful, and it is also the exact capability someone would misuse to deceive a buyer. This policy draws the line. Breaking it can get your account terminated without a refund.
1. The core rule
Never use a Restage image to make someone believe a property is in a condition it is not in.
Showing a vacant room with furniture in it, clearly disclosed, helps a buyer picture the space. Showing a renovated kitchen that does not exist, without saying so, is misrepresentation. Everything below follows from that distinction.
2. Property misrepresentation
You may not use the service to:
- present a renovation, repair, or improvement that has not happened as the property's current condition;
- conceal or paint over damage, mould, water staining, cracking, subsidence, fire damage, pest damage, or any other defect;
- remove or obscure a hazard, a code violation, or a safety issue;
- alter or remove a permanent structural feature — a load-bearing wall, a support column, a staircase, a chimney — in a way that misrepresents the layout;
- add or imply a feature the property does not have, such as a view, a pool, an extension, or an outbuilding;
- change the apparent size, proportions, or boundaries of a room, lot, or building; or
- misrepresent the neighbourhood, outlook, or surroundings.
A useful test: if a buyer stood in the room and felt misled, you have crossed the line.
3. Disclosure
You must disclose that an image has been digitally altered wherever your MLS, board, state regulator, or applicable advertising law requires it — and we recommend disclosing it even where it is not strictly required.
We provide suggested wording with every render. See the Content & AI Disclosure Policy. Removing, cropping out, or obscuring a disclosure you were required to include is a breach of this policy.
4. Content you do not have the rights to
You may not upload:
- photographs you do not own and are not licensed to modify — remember that a listing photographer typically retains copyright, and a marketing licence may not permit derivative works;
- photographs of a property you have no relationship with, taken from a listing site, Google Street View, or a competitor's marketing;
- images containing identifiable people without their consent;
- images containing readable personal documents, identification, or financial information; or
- anything whose upload would breach a contract, a confidentiality obligation, or a privacy right.
5. Prohibited content
You may not attempt to generate:
- sexual content, or any sexual content involving minors under any circumstance;
- images of real identifiable individuals;
- violent, harassing, hateful, or discriminatory imagery;
- content promoting housing discrimination, or imagery intended to signal the preferred or excluded demographics of a neighbourhood — this includes steering by implication, and may violate the Fair Housing Act;
- content designed to deceive in a non-property context, such as fake insurance claim evidence, fabricated damage, or falsified inspection records;
- counterfeit branding or trademarked material; or
- anything unlawful in your jurisdiction or ours.
Insurance and legal proceedings. Do not use Restage to produce images for an insurance claim, a dispute, a court filing, or any proceeding where an image will be relied on as evidence of fact. Our output is generated, not photographic evidence, and presenting it as such may be a criminal offence.
6. Technical abuse
You may not:
- circumvent free-render limits, credit limits, or rate limits — including by clearing or forging device identifiers, cycling IP addresses, or creating multiple accounts to farm the free tier;
- script or automate the service beyond normal interactive use without our written agreement;
- resell raw API access, or wrap the service as a competing product;
- attempt to extract prompts, model weights, or other underlying components;
- probe, scan, or test the security of the service without permission (responsible disclosure to legal@studiotools.design is welcome and will never be met with legal threats); or
- interfere with the service's operation or another customer's use of it.
7. How we enforce this
We do not review every render, and we do not want to. Enforcement is complaint-driven and signal-driven.
Depending on severity, we may:
- contact you and ask you to correct the issue;
- restrict access to specific tools, such as the renovation jobs;
- suspend the account pending explanation; or
- terminate the account.
For a first, apparently accidental breach we will normally talk to you first. For deliberate misrepresentation, content involving minors, or fraud, we will terminate immediately, without refund, and report it where the law requires.
8. Reporting a violation
If you believe a Restage image has been used to misrepresent a property, or that someone used your photograph without permission, email legal@studiotools.design. Include the listing URL or the image if you can. We investigate every report.
